Flipping Houses![]() Flipping houses has become a bit of phenomenon, thanks to TV shows like "Flipping Out" and "Flip This House," as well as many home renovation shows. Today, buyers can find deals through the banks, foreclosure listings, and tax sales. A little research online will bring up pages of US foreclosure sales and auctions. Even eBay lists several pages of neglected homes to be restored or renovated, and then flipped for a decent price. Many of those eBay real estate listings close at under 10K, but do your due diligence. There could be tax liens on the property to be paid by the new owner. The house could be on a demolition list, or it could be in a terrible neighborhood which may not make the expense of upgrading it worthwhile. Remember, not every house flip is created equal! Buyers with experience know what to look for, and how to research house values in a particular area. They may even purchase a property unseen in the hopes they will not be too financially and physically overwhelmed by the amount of work required to flip it. The goal of most real estate flippers is to buy the worst house on the best street, do the upgrades, bring it up to code, give some curb appeal, and resell it for a comparable value to other homes in the neighborhood. They want to do all this is a little time as possible, so they are not paying a mortgage on it. If flipping houses is something you'd like to pursue as a business or sideline, you need some tradesmen on your side, skilled people who know the building codes inside and out. You want to line up people you can trust to do the job properly and with little supervision. Many flippers make the mistake of doing their own renovations when their skills are amateur and the work does not pass muster with inspectors. In the long run, it is less expensive and time consuming to use the right people for the job, have it done in a timely manner, and done correctly once. Some people make their full time living by flipping houses. They are often lucky enough to find a cheap house that only needs cosmetic changes like painting and giving the house a little curb appeal. This may be a good way. Often, it is the curb appeal that brought down the value for the previous owner, and you do not need a fortune to make the front of a house more appealing. Flipping houses is fun, but when there are thousands of dollars at stake, each deal should be well-considered and well-planned to ensure your investment of time and finances proves fruitful.
